Construction Documents

What are key construction documents?

Construction documentation isn't necessarily the prettiest part of architectural design- at least when compared to model making, sketching, conceptual ideas and their process of assembly. 

Despite this, construction documents (CDs) are a critical aspect part of the construction process. Construction documents are directions from the Architect to the Contractor. These documents describe the assembly and how the builder will bring the design to life. drawings and specifications are key contents of CDs.

the Primary functions of Construction documents are to obtain a building permit, and more obviously, getting the design built. 

Construction Documents are contract binding and describe precisely how the design is constructed. Standard contents consist of methods, materials, building systems, and components. Thorough construction documents describe precisely, every macro and micro facet of the building design. Ideally, these documents provide the Contractor the most comprehensive understanding of the Architect’s intent. 

 

Types of sheets and what they include


General Drawings: 

- Cover page 

- Building and zoning code analysis 

- Life safety plans

- Accessibility standards

- Sustainability standards


Civil Engineering Sheets: 

- Civil Engineer’s notes, the 

- Grading plan

- Utilities plan


Landscape Architecture Sheets: 

-Plans,

Structural Sheets: 

- Structural plans

- Calculations

- Details for each type of structural system 


Architectural Sheets: 

- Project plans

- Door & Window schedules

Plumbing Sheets: 

- Locations and sizes of all inbound and outbound water supply

- Pipes, faucets, and drain routes

Mechanical Sheets: 

- Locations and sizes of all mechanical equipment

- Size and layout of all exposed or concealed ductwork

- Vent locations

The Construction Drawing sets are often over 100 pages long. Here is a list of standard Architectural Blueprint sizes:

  • ARCH A - 9 x 12 inches 
  • ARCH B - 12 x 18 inches 
  • ARCH C - 18 x 24 inches 
  • ARCH D - 24 x 36 inches 
  • ARCH E - 36 x 48 inches
